STANDARD INDUSTRIAL WORKSHOP FOR LEASE

A. IN GENERAL.

1. MAINWORKSHOP (applied for the Workshop with nomal roof only, no crane inside): 

1. The Foundation of the Workshop and the Office:

- Concreted motar floor M200 with 20cm in thick, polished by cement (no epoxy or SICA on the floor).

- Floor of Office area, toilet, meeting room: brick lining with ceramic produced in Vietnam (Color will be chosed by Investor).

2. Wall of workshop:

                                                            Industrial workshop frame

- Prefabricated steel frame with boundary wall.

- Boundary wall: the first 2.7 m - 3.5 m will be made by brick; the other will be iron sheet with the thickness of 0.39 mm.

- Partitions between production area and office will be made by brick, two-layered coat painting.

- All entrance doors and windows will be made by glass, frame by aluminum with lean to protect rainy-water (no steel frame). Total area of the window will be not counted exceed 30% of the total brick wall.

- Door in store, material room: made by one-sheet iron door, or rolled alumium door.

- Ventilator will be installed reasonably along the wall.

3. Roof of the workshop:

- Roof by standard iron sheet with the thickness of 0.42 mm (no anti-heat layer, no plaster ceiling).

4. Toilet:

- Brick wall, lining on the wall with white ceramic, 1.5m in height, plastic ceiling, alumium and glass doors.

- Furniture: basin, lavabo, chamber pot, etc produced in Vietnam.

- Brick lining with anti-slippery ceramic produced in Vietnam.

5. Electricity system, fresh water and fire-preventation system.

- Design lighting system reasonablely inside and outside of the factory.

- Design water supply system for production area, fire protection area and other public works.

- Design and supply telecommunication lines inside office.

- Fire protection: Design and lay out the fire protection equipments in accordance with Vietnamese Standards (fire-extinguishes inside workshop and office, fire-horse outside the workshop).

6. Height of the workshop: From the internal road to the top of the roof of the workshop will be not exceeded 7.5m.

II. OFFICE AREA (inside the workshop):

1. Floor (Bed): Brick lining with ceramic 30 x 30cm produced in Vietnam.

2. Boundary wall: brick wall, cement motar, 2-layered-coat painint. Entrance doors, windows: made by Alumium and glass.

3. Ceiling: plaster ceiling with 3.3m in height.

4. Toilet:

- Brick wall, lining on the wall with white ceramic, 1.5m in height, plastic ceiling, alumium and glass doors.

- Furniture: basin, lavabo, lavabo pan, chamber pot, etc produced in Vietnam.

- Brick lining with anti-slippery ceramic produced in Vietnam.

5. Electricity system, Telecommunication;

- Electricity system:  fluorescent lamp, sockets for office machines.

- Telecommunication; Sockets for Telecommunication.

III. INTERNAL ROAD:

For high loaded capacity: concreted motar lining with 20cm in thick, for lower load capacity: 15cm in thick.

IV. PARKING AREA:

Steel frame, roofed by standard iron sheet with the thickness of 0.42 mm, concreted motar bed.

V. GUARD HOUSE:

- Brick wall, bed lining with ceramic.

- Roof: stell frame, iron sheet, plastic ceiling.

VI. MAIN GATE AND BOUNDARY FENCE:

1. Main gate: by steel, installed automatic control unit.

2. Boundary fence: brick (steel in the front side), column with 2m in height.
